Downsizing with Purpose: From Acreage to Simplicity on Harlequin

Some moves aren’t about needing more, they’re about needing less, and living more intentionally. These buyers were past clients of mine, and when they reached out again, it meant a lot. They were living on acreage in a large home with animals, space, and incredible views, but as new empty nesters, their priorities had shifted. They were ready for a simpler lifestyle. Less maintenance. Less upkeep. More time with family, and more freedom to enjoy the things that matter most.

Starting the Search

We began the process by getting them connected with my preferred lender, and as expected, they were pre-approved quickly. From there, we hit the ground running.

On the first day out, we found a home that checked a lot of boxes. It was beautifully updated and move-in ready, but it backed up to a train line. Despite that, my clients were open-minded and decided to explore it further.

When we submitted an offer, the response from the sellers made the decision clear. The price didn’t align with the market, and there were no comparable sales to support their expectations. Between that and the location concerns, it didn’t make sense to move forward.

From there, everything moved seamlessly. We closed just 20 days after offer acceptance, which is about half the typical escrow timeline.

The Outcome

Today, my clients are settled into their new home on Harlequin, enjoying the quiet, the simplicity, and the lifestyle they envisioned. More time with family. Less time managing property. Exactly what they set out to create.

And for me, this one hits a little deeper.
